President Barack Obama has made efforts in order to make your dream of being a first time homeowner possible through the home stimulus package tax credit.

To be eligible for the many benefits of the tax credit, you must not have owned a house in the 3 years previous to now and must make the purchase of your new home prior to November 30 2009. Keep in mind that the credit is only given to individuals or couples who really need it. This means that you need to be earning less than 170 thousand dollars if you are married, or 95 thousand dollars if you are single, in order to benefit from the incentives being provided.

You should note that this tax incentive is different from previous tax credits in that you do not have to pay back the money you save now in a couple of years time. This is a dole out from the government through tax incentives. The amount of money that you will receive is worked out like this – $8000 minus how much you pay for income tax in a year. Thus, if you have to pay 500 dollars worth of income tax, you will be receiving 7,500 dollars from the government.

Something else to bear in mind is that $8000 is the maximum available and you can only get 10% of the total cost of your new home. Therefore, to qualify for the full tax credit of $8000, you will need to spend at least $80,000 on a home. Should your home cost less then $80,000, you will still receive money from the government, but it will be a lesser amount.

There are other ways in which you can save money on your new home. If you install energy saving appliances such as lights, air conditioning, heating systems, hot water heaters and so on-you can get incentives for the cost of these appliances as well. Safety Tips for Cleaning Your Gutters

2. When using an extension ladder to reach the gutters you may need to lean the ladder against the gutters. If so, try cutting a short 2×4 and setting it inside the gutter where the ladder will be resting. By doing so, the ladder will have a firm place to rest against.

3. When you are on a ladder, never lean out to the left or the right of the ladder. Always keep your hips square with the ladder to maintain your balance.

4. Never stand on the top two rungs of a ladder. This is a vulnerable part of the ladder and provides little leverage if you were to lose your balance.

5. While standing on the roof, stand to the side of the gutter rather then leaning out over the gutter. Also, purchase or borrow a safety harness to use during the job.

6. Don’t try to clean your gutters from the roof during wet, icy, or windy conditions.

7. When working on the roof or climbing a ladder it is a good idea to wear non-slip shoes like sneakers or work boots.

8. You should wear heavy duty leather gloves to keep your hands from getting cut up on sharp metal edges and the tips of screws on the inside of the gutter.

A bank short sale is not the only choice we have to avoid foreclosure – but it is definitely better than some of the other possibilities. If a homeowner is already in this position, they are already dealing with intense financial anxiety from every angle. The bank short sale is stressful on all involved, but if we complete it successfully, we’ll definitely be the winners in the end. Hopefully, we’ll come out the other side with no unpaid taxes, no bankruptcy and no foreclosure. This is why a short sale is so much better than foreclosure. It’s a tough process – yes, but in the end we’ll still be in a great position to purchase another home. Completing the process prepares us for our new future. A bank short sale is not the only way out – but I’ll take it over a foreclosure any day of the week.
