Resolved Question: Questions about Dallas….?
I’m thinking about moving to Dallas or Atlanta during my optometry rotations to settle afterwards. I don’t really see myself dead center of either city, unless the specific area is classy and well-kept. I’m also looking for which will be best for when I see my self in the outskirts of the city, suburb preferrably to start a family. Can you please copy, paste, and answer these questions? First a little about me. 27 y/o BM from St. Louis. Tired of ridiculous crime, and a downtown that still isn’t “finished yet”. Looking to move away, start a practice, and a family in either of these two cities. So here’s my questions:

Is the traffic that horrible?
Autumn is my favorite seasons b/c of the temp, color changes, and leaves falling. Does this not happen in Dallas?
Dallas is similar but better than STL in crime. What are some good surrounding suburbs that are exempt?
I see that the real estate market is excellent in Dallas, what’s the catch?
How is nightlife?
Are there any historic parks and/or lakes nearby?
Any medical schools nearby?
How are the hospitals?
Any Big12 or Big10 schools to tailgate on weekends?

Voting Question: Real estate sales strategy & traffic in open house?
Hi we have a home in a warm to hot area of Toronto. Had an open house all weekend and an agent open house Wednesday and took offers the Thursday. We had tons of traffic, 40 people per open house, and appointments 4 a day or more for the few days it was on the market. We were surprised that only one offer came in, and we closed at 98% of asking,subject to home inspection. We are continuing to show the house until the home inspection is removed. If we got all this traffic and interest, but only one offer, what does this say about our pricing strategy? we are in a small 2 bedroom bungalow very close to Lake Ontario.

Resolved Question: My friend has a $350K home on Lake Chatauqua owned free and clear, but he owes $25K in back taxes. Can I help?
My friend has a home that is worth at least $300,000 (comparable homes in the area are for sale and have sold for $450,000) which was left to him by a family member. The home is fully paid off, but he missed a tax payment (or two) and he now owes $25,000 plus penalties and the county is threatening to take his home if he does not pay within the next 5 months.

My question is how can I help him save this property from the county so that we can sell the property to recoup my costs and allow him (and to a lesser extent, I,) to make some profit? It may take a while to sell the property due to the current pulse of the market, but we will be able to sell it below market price since it is fully owned.

My friend has awful credit so I will have to take out the loan to help him with this house. I have great credit (730), but I am a real estate agent with W-2s showing annual income of approximately $15,000.

I am willing to relocate to this house as a primary residence if it will help me obtain the loan.

Any advice? Ideally I will be able to arrange it so that I can take out an equity line of credit or refinance the home. Will I need to get my name on the deed first?
