effective on voters, McCain disassociating himself doesn’t undo that effect. Because it’s that first system, that affective, intuitive one, that’s at play.

P: It’s the benefit without the burden. He can distance himself after the fact. The RNC has said that they’re not going to officially make attacks on race and gender, but you can have other groups raise these concerns and it works to McCain’s advantage. The other question here is how Obama and Clinton may tear themselves apart heading into the convention and the general election by raising all these questions about each other. They’re provoking these implicit biases among the general electorate as we speak–and the Republican Party may not have to do much next fall.

Resolved Question: the rev kamal karna karuna roy ,newer horizon in sight for resolution _ bipartisan/ unique political resolve?
effective on voters, McCain disassociating himself doesn’t undo that effect. Because it’s that first system, that affective, intuitive one, that’s at play.

P: It’s the benefit without the burden. He can distance himself after the fact. The RNC has said that they’re not going to officially make attacks on race and gender, but you can have other groups raise these concerns and it works to McCain’s advantage. The other question here is how Obama and Clinton may tear themselves apart heading into the convention and the general election by raising all these questions about each other. They’re provoking these implicit biases among the general electorate as we speak–and the Republican Party may not have to do much next fall.

Seller Financing Can Be Beneficial If You Protect Yourself

Are you considering selling your home with owner financing? Generally when you are offering owner financing as a means of purchase for your home, you can commend top dollar and a great interest rate. Here are six techniques you can use to lower your risk.

1. Collect a 10% cash down payment as part of the owner financing agreement.

2. Ask for other security. If you are comfortable with the buyer, but the buyer does not have the down payment requirement, ask for additional security like a car title that can be used for additional collateral.

3. Obtain a credit report. Ask your buyer to provide you a copy of their credit report. They can get one online, sometimes for free. If there are some negative things on their credit report, it may be okay just be sure that to issue has been resolved and they have recovered financially from what caused the problem.

4. Trust your gut. I know it sounds clich but usually your gut instinct is the best instinct. If you do not feel comfortable with the person buying the home, you may need to walk away. Remember you are entering into a long-term relationship with the buyer and you need to be comfortable with the transaction.

5. Look at the big picture. The buyer has found a lender that is willing to give them a mortgage for 90% of the homes value. They have agreed to allow the buyer to put 5% down if you hold a 5% second mortgage on the house. The big picture is you’ll receive 95% of the purchase price up front and the remainder in payments over say 5 years. Worst case scenario, you never get paid and foreclose on a home you were paid 95% on already.

6. Talk to an attorney. Determine what the foreclosure period is in your state. Each state sets different periods for foreclosure through the courts. Knowing these things can help you sell in the safest way.

This technique can help you sell your home quickly and for full market price. Just get all the facts up front before the closing takes place.

Would this be ok to have this 2nd home go in to foreclosure? We bought my parents home 5 years ago so they could have money for caregiving/nursing home. We paid $500,000 and mo payments are $3600. They lived in it up until 2 years ago, we put the home on the market for $800,000 for quick sale per real estate person, then market fell out, It is on a lake, very nice area, underpriced for other homes, I have been thru 4 realtors, we currently have it for $485,000, no one wants to buy anything regardless of what they say, we tried to rent it and have to evict the tenant, no payments, We have run out of our life savings to try and keep this on the market to sell, We live in Florida the home is in Washington State. The cost of maintaining the home, lawn care, elect, water and sewer runs $700 a month on top of the $3600. If you wish to purchase property, either for a home or business, you are almost always left with no choice but to take out a bond. Bonds are also known as mortgages, and chances are unless you are living under a box, you are well aware of the recent mortgage crisis.

Banks are in business to lend money, so bonds have always represented a primary service they offer. Holding a mortgage is a way the bank will make a long term profit, because they not only receive money from the individual but also hold the deeds to the property until the loan is repaid in full.

The bank holds stipulations for individuals wishing to purchase property. For example, the individual must put down a cash deposit against the purchase of property. Generally the buyer must meet a minimum of 30% of what the property is worth.

The only difference is the bank will need to find out the exact reason you want a second bond. With the first bond it was simple, you wanted to own a house or start up a business. With a second bond, you are adding something in addition to your first bond. The bank needs to know your intentions.

The bank must remove itself from a large risk, so the direct deposit is necessary. The deposit allows banks somewhat of a chance to recover damages in case the borrower drops out of the picture.

The smaller companies that focus on turnaround consulting, private placement memorandum authoring, top tier business plan writing and taking companies public usually take a one on one approach to the consulting process and will rarely pressure clients to sign on because their phone is ringing off the hook with previous clients who want to hire them for the next stage in the evolution of their company’s growth.

This business is all about relationships. Ditch the consultant that applies the high pressure sales tactics and seek out the smaller, more personalized groups that don’t ‘need’ your business but will cultivate and value it.
